Real estate investor marketing begins by gathering as many contacts as possible. You should market to find other investors in your area who are looking for homes to rehab and resell. Be sure to attend your local real estate investor association, or REIA, to meet and network with other investors. There you can find out who is looking for what and who are the real investors.

Secondly, call everyone who has bandit records and places ads in the newspaper. If they’re looking for motivated sellers, they’re ultimately looking for deals, so give them a call and ask what they’re looking for. Tell them you’re always looking for deals and sometimes you get more than you can handle at any given time. Let them know that you will contact them when you have something, likewise let them know that they can contact you if they have something too. Remember, marketing to real estate investors starts when you make contacts. You should always be marketing!

One of the things you can do if you have an internet presence is set up a capture page or an option for investors to sign up. When you have offers, you can broadcast them to everyone. If you haven’t started your real estate investor marketing online, you’re really missing out on the new frontier!

Place an ad in the newspaper that says something like: “Attention Investors! Top Repair Special! Available at 70% Retail Discount.” Don’t forget to include your phone number!

Once you have your list, create a brochure describing the home with pictures, estimated repair costs, and your assessment of the comps and estimated gross profit.

If you’ve done your homework ahead of time, you should have a hungry list of buyers fighting over your offers! Don’t start your real estate investor marketing when you have the deal, you should market ahead of time and always make connections. You never know when your next offer will fall into your lap!
